Hello, and very sorry to wade in with a question straight away: this is the boiler in my daughter's new flat, and she does not know whether to replace it. Any opinion on its age and integrity would be appreciated.

Pressure looks low, its non condensing and your not supposed to have hep20 or polyplumb (the grey plastic pipe) that close to the boiler, if its not broke.......
